We work with many home sellers each day, and we’ve compiled the 8 best interview questions to ask a REALTOR® (or REALTOR® Team like The Power of 4/Team Excellence) in hopes that it will help you or someone you know when they’re considering a home sale. 1) Are you a full-time professional real estate agent?
Why this is important: Knowing whether or not your REALTOR® markets and sells real estate full-time helps determine his or her commitment to your transaction. It also demonstrates the level of confidence she or he has in her/his abilities.

2) Do you have an administrative assistant, team or staff to handle different parts of the home sale?
Why this is important: It is not uncommon for agents who sell many houses each year to hire people to work with them. As their businesses grow, they must be able to meet and preferably exceed the expectations of their clients. The fact that they have a Team in place to help with various parts of the process of selling your home is a good indication that they are both talented and organized when it comes to selling real estate.

3) What is your marketing plan for my property?
Why this is important: Any REALTOR® you hire should be able to produce a multi-point marketing plan to market and sell your home. At a minimum, this should include services like professional photography, property video or virtual tour, social media marketing, networking with colleagues, promoting to their current database of buyers, and syndicating to real estate websites like REALTOR.com, Zillow, Trulia, and more. Request samples of their past marketing materials to get an understanding of what they plan to do for you.

4) How will you keep in contact with me during the selling process, and how often?

5 Weekend Home Projects with High-Resale Value

As much as you love your home, one day you may find yourself moving on – either for a new job, a growing family, or to prepare for retirement. 10 Spots You Often Overlook When Cleaning the Bathroom

As spring begins, we enter the annual season known as “spring cleaning.” Whether your goal is to start the season fresh with a clean home or you’re considering selling, there are specific areas of the home you should focus on more than others. One of those rooms happens to be the bathroom. Often one of the dirtiest places in the house, the bathroom is usually the one we want the cleanest. To ensure a sterilized and fresh space, make sure you don’t forget these 10 spots you often overlook when cleaning the bathroom:

The Showerhead
Mineral deposits found in water can often build up and affect the showerhead. Ensure you keep the jets in the nozzle clear by spraying the showerhead with a mixture of 50 percent white vinegar and 50 percent water. Let the mixture sit for a few minutes and then wipe clean with a dry cloth. Do this every week.

The Base of the Toilet
When cleaning the toilet, it’s normal to just focus on the bowl, seat, lid and the top of the tank. However, there is more to it than that. The underside of the bowl and the plumbing piping behind the toilet can be just as important to the bathroom’s overall cleanliness. For the hard-to-reach places, try using a steam wand to disinfect and then a cloth to wipe it down.

Lighting
Use a microfiber cloth to wipe down the bathroom light fixtures. Do this by turning off the light and wiping down the inside and outside of the fixture as well as the bulb.

Sink, Bathtub and Shower Drains
Drains can get clogged with hair over time. To prevent having to snake the drain, complete regular maintenance by removing the drain or drain cover, rinsing it and using a soft bristled brush to clean the inside.

Air Vents, Fans and Returns
Keep the air circulating your bathroom fresh and clean by dusting and disinfecting the exhaust fan. While you can simply just dust the source, it is usually better to remove the cover and deep clean with a vacuum. If you can’t remove the cover, spray your dust want with 50 percent white vinegar and 50 percent water solution with a few drops of tea tree oil. This combination will naturally disinfect the air.

Bath Toys
Over time, mold can build up in your children’s bath toys. How can you prevent this? First, make sure they are completely dry before packing them away. Second, wash the toys regularly in a tea tree oil, white vinegar and water solution.

Inside the Faucet
Just like with the showerhead, mineral deposits can also build up in your faucet spout. To prevent this and maintain your water pressure, disassemble the nozzle and clean the aerator with white vinegar. For a deeper clean, use a stiff-bristled brush dipped in vinegar to keep the faucet clean.

Drawers
Makeup, hair and more can build up in the bottom of your bathroom drawers. Once a month, remove everything from the drawer, do a quick wipe down and then reorganize the contents. Not only is it now clean, but it is also more organized.

Exposed Plumbing
Visible pipes should be wiped down every six months or so. Simply spray a diluted white vinegar solution and wipe them down for a clean and shiny appearance.

How to Buy a Home in a Competitive Market

With homes flying off the market for top-dollar value and little-to-no inventory, one thing is certain about the real estate market: we are in a seller’s market. In addition to the rising home values, rent prices are also increasing – causing more people to decide to buy a home. While this may sound like a good thing, the increase in traffic and low inventory of homes available is not boding well for buyers. Why? To put it simply, they don’t have enough time to find and make an offer on a home they like. How do you compete in Central Texas’ hot market? Here are five tips to help you buy a home in our competitive market:

Competitive market

Get Loan Pre-Approval
Unless you are paying in cash, you are going to need to take out a loan to buy a home. To receive loan approval, a lender needs to look at your credit, debt, assets and more. Now, if you want to be competitive in a tight market, pay attention! Before you even begin searching for homes, you should visit a lender and receive pre-approval. What does this mean? Basically, it means that a lender has examined your financial situation and determined how much mortgage you can afford. DO NOT start viewing homes until you have this letter in hand. Why? To a seller, this pre-approval letter shows that you are a serious buyer and you can financially close the home. If you walk into a situation without this letter, a seller may pass you up for another buyer.

Avoid Contingencies
While contingencies can protect you as a buyer, they will more than likely place your offer at the bottom of the pile. This is a problem if you are buying in a competitive market. If you want your offer at the top of the stack, ensure your offer is appealing to the seller – i.e., no contingencies.

Make a Strong Offer
In a normal market, submitting an offer below list price is realistic. Even then, you have to be practical with your offer as offering 10 percent below the asking price will quickly turn off the seller. However, this changes even more in a competitive market. Trusting an experienced real estate agent is in your best interests in this situation.

Gather Your Best Down Payment
While the average down payment is around 7.6 percent of the median sale price, according to ATTOM Data Solutions, it is advisable to submit a larger down payment. How come? Sellers are more likely to accept an offer with a more substantial down payment. To a seller, this signals the buyer is more likely to qualify for a mortgage.

Look for a Hidden Gem
Turn-key homes are generally in higher demand than homes that require renovations. With this in mind, a home that doesn’t include everything on your wish list may come with less competition and a lower selling price. This home, while requiring renovations, could be customized into your dream home. Just one thing here: don’t pick a home that needs too many improvements. Why? It may end up costing you more than you saved – housing code regulations, foundation problems, etc.

In general, it is important to search for ways to show you are a serious buyer – especially in a competitive market. A buyer with a pre-approval letter, a substantial down payment and more, are more appealing to a home seller and make you more competitive.

Happy in Homestead Knowledge

Homestead Exemptions

Now that the New Year has begun, there are many things to accomplish. They might be resolutions, or they might be friendly competitions, but one thing you might not have considered important is filing for a homestead exemption. If you are not sure what that is, we’ve got all the resources you need:

You might be wondering, “What is a homestead exemption?” To put it frankly, a homestead exemption is when you remove a portion of your home’s value from taxation. What does this do? It lowers your yearly property taxes! To qualify, the property you are applying for must be your primary residence – the address of the property must match the address on your driver’s license (as this is what you need to apply). Second, the home must have been purchased before January 1st of the current tax year – if it wasn’t, you have to wait an entire year before applying. However, once you have applied, you do not have to apply again unless you move and take up residence at a new property or the appraisal district asks for you to re-apply.

You must file the homestead exemption in the county which the property is located. Simply go to the county’s website and follow the instructions. Here are links to the Travis and Williamson County websites.

Now that you know what it is, you are probably wondering how and when you can apply. Depending on your county, you can deliver the application in person, mail it to the appraisal office or complete it online! You have from January 1st to April 30th to apply for the exemption.

A new year brings about resolutions for a better future. Whether that is through the betterment of the body, or of the mind, it is essential to promise yourself to follow through on these improvements. So why not make resolutions in regards to the well-being of your house? Here are four resolutions to maintain your house to be in its best shape:

  1. Cleaning Schedule
    Cleaning your house is usually no one’s favorite task, but it is important to do. The longer dirt and grime stay on floors, walls and ceilings, the harder it is to restore to pristine condition. That is why you should consider a cleaning schedule, to do a deep clean in certain rooms every once in a while. Try to deep clean a vital room and a bathroom every month. Start with the kitchen or the master bedroom and work your way through the rooms throughout the year. Maintaining this schedule also reduces stress levels during the holidays and other times you need a clean house for guests.
  2. Purge the Clutter
    While you are cleaning your house every month, you will more than likely come across items you do not need. This is the perfect time to declutter your room of unnecessary items. How do you decide if you need the item? Here are a couple tips: one – does it bring you joy?; and two – does it serve a purpose currently? If the answer is no to both of these questions, consider whether or not it is an item you should retain. Purging the clutter will not only ease the strain on your cleaning activities, but it will also make for an easier time moving in the future if you so choose.
  3. Switch to LED Light Bulbs
    Incandescent light bulbs are probably what you have always bought, and would probably prefer to keep buying. However, did you know that they don’t last as long, and cost more money to operate than LED bulbs? Understandably, the LED bulbs have a shocking price tag, starting at eight dollars in comparison to the dollar incandescent light bulb. While that seems like a lot of money, the money you save by buying only one light bulb every twenty years rather than twenty lightbulbs every twenty years makes a difference. Finally, incandescent light bulbs will no longer be sold after 2020…If the switch is imminent, why not improve your house today?
  4. Clean out the Dryer Vent
    Always clean out your dryer vent. Numerous house fires occur due to the negligence of the owner forgetting to clean out the dryer vent. This task takes about a minute to do and can save your house and your appliances many years. Be safe, be cautious and always check your dryer vents.

With plans to open a location at the Wolf Crossing development off West University Avenue to the east of Wolf Ranch Town Center, warm and delicious cookies are making their way to Georgetown! The new Tiff’s Treats will open in 2019 and offer the same cookies and delivery service as all other shops – warm cookies delivered right to your door with either milk or ice cream!

The Well

Expected to open in January, this new food, wine and whiskey establishment is a rocking spot for a night on the town. The Well’s atmosphere is similar to that of a “speakeasy” with furniture lined with leather, iron and wood enhancing the industrial essence of the property.

The Summit at Rivery Park

This high-end mixed-use development, located next to the Sheraton Georgetown Hotel and Convention Center is an exciting addition to our town. With new restaurants, office space and living accommodations, this place is promising to be the Domain of Georgetown, or even better!

Marble Falls’ Walkway of Lights
November 17 to January 1
Located just a short drive from Georgetown is Marble Falls’ Walkway of Lights. Gaze upon more than two million dazzling lights at Lakeside Park on the Colorado River. At the conclusion of the 30-minute, on average, trail, visitors can snap pictures with Santa. However, be aware Santa is only available on weekends and holidays.

Johnson City’s Lights Spectacular
November 24 to January 1
Head out to the home of president LBJ and enjoy a dazzling light display of more than one million LED lights adorning the local landmarks. But, that’s not it. Each weekend also offers other holiday fun – chuck wagon food court, living nativity performances and carriage rides.

Boerne’s Christmas Light Fest
Thanksgiving to New Year’s Eve
View the lights of the season from the comfort of your car at Boerne’s drive-thru Christmas Light Fest. Cost of admission is $27 per vehicle. Holiday festivities continue at Santa’s Village, with holiday refreshments, and $15 hayrides, cruising through two miles of more than two million lights.

Burnet’s Main Street Bethlehem

Travel back in time to the ancient city of Bethlehem at Burnet’s Annual Main Street Bethlehem event. At this old-time holiday affair, you’ll wander along the narrow streets of Bethlehem and experience a busy marketplace, Roman soldiers, beggars, livestock and the cave where Mary and Joseph have taken shelter.

New Braunfels’ Wassailfest

Toast to the holiday season with a glass of wassail, hot mulled cider, at New Braunfels’ Wassailfest. On Thursday, December 7 from 6 to 9 p.m. you and your loved ones can enjoy free samples of the event’s namesake, wassail, plus food, music, shopping and holiday lights. Sip on one of the signature drinks of the season while shopping for this year’s holiday gifts.
